Project Overview

Meredian Land Company hired Resource to perform Land Planning, Environmental, Surveying and Engineering services for a 60-acre residential development.  The development features142 homes.  Hanover County’s comprehensive plan designated the area a suburban residential area which allows one to four units per acre. The Client did not feel that such density would fit in with the existing community.  Therefore, Resource engineers designed the project at 2.29 units per acre.

Strategy and Services

Resource worked with the Client to create a concept plan for the site.  This plan was used for the rezoning and Plan of Development (POD) approval request to Hanover County.  Resource provided topographic, boundary and wetland delineation surveys, as well as a Phase I ESA during the Due Diligence phase.  Following the County’s approval, Resource designed the Construction and Utility plans for the project.

Since 1989 Resource has been working with Fas Mart providing site layout coordination, site plans, utility plans, and construction drawings.  In addition, Resource has coordinated on Fas Mart’s behalf with the Virginia Department of Transportation (VDOT) and the Virginia Department of Health.

Resource has provided planning, environmental, surveying, and civil engineering services for multiple locations for the local franchise of Little Caesar’s for CML Pizza.  Resource provided retrofitting of existing sites and a full site plan for a new location.

Resource was responsible for the rezoning and initial subdivision plan for this successful PUD in Hanover County.  The rezoning included the conversion of more than 300 acres of A-1 land to an upscale residential subdivision.

Resource was hired by Carter Woods Assisted Living facility to prepare the site plans for both phases of the 100-unit building and 118 space parking lot.

School Expansion - Stonewall Jackson and Liberty Middle Schools

School Expansion - Stonewall Jackson and Liberty Middle Schools

Resource provided engineering and surveying services at two middle schools, Stonewall Jackson and Liberty Middle Schools, located in Hanover County, Virginia.   Stonewall Jackson Middle School lies on a 28-acre site with topography ranging from very flat to steeply sloping. 

New Church Facility - Western Hanover Church

New Church Facility - Western Hanover Church

Western Hanover Church requested the services of Resource in preparing plans for the development of an 18-acre site for the new church complex.

The first phase included 8,000sf building, 80 car parking lot, septic tank/drainfield and well, landscaping, and lighting. Additional phases will have more than 11,000sf of buildings and 200 spaces for vehicular parking.
