Project Overview
This 19-acre parcel was zoned agricultural and was surrounded by medium-density residential zoning. The parcel extended into the flood plain and wetlands of the Chickahominy Creek watershed. Resource prepared a successful rezoning application and conducted public meetings with area residents and public officials.

Fatal Flaw Analysis
Resource prepared a "Fatal Flaw Analysis" pertaining to the environmental and physical features of the site that would impact the costs of the proposed development. The analysis included consideration of the following:
Wetlands
- 100-year flood plain
- Soil Suitability for On-lot Drainfields
- Road Construction
- Slope Stability and Erosion
- Off-site Drainage
- Economic Impacts
- Rezoning
Resource assisted in preparation of presentation materials and rezoning application as well as provided technical support at public hearings.
Subdivision Approval and Design
Resource completed the platting of the subdivisions and provided storm water, water supply, and roadway designs. Subdivision Lots average one acre with some lots in excess of three acres.
