Site Development for Indoor Sports Training Facility

Project Summary

Resource was retained to provide surveying, civil engineering and permitting services for the construction of a 50,000 square foot athletic training facility located in Hanover County.  Built on 5 acres, the facility caters to serious athletes looking for performance training facilities and also serves as the practice facility for the Richmond Raiders, an indoor professional football team.

The facility includes two 50 yard turf fields and a 3,500 square foot fitness training center. The facility serves a clientele from 6th graders to professional level athletes that need advanced training. The facility also acts as a team practice facility for other sports such as soccer and lacrosse, when not used by the Raiders.

Strategy and Services

The property on which this project is sited was rezoned to B-3 in the early 1980’s when little development had occurred.  So you can imagine the surprise of the neighboring subdivision when their rural farm field was slated for a 50,000sf building.  Resource and the County worked to address their concerns.  Softer building colors were selected and additional landscaping was installed, as was a wooden fence with evergreen trees to help block the view.


This project is located along Route 301, near Hanover High School and just outside the Suburban Service Area (SSA).  Being out of the SSA, the project could not connect to public water and sanitary sewer.  Therefore, Resource designed a well and pump house for domestic water supply and fire protection and located it up-gradient of the drainfield.  The well lot was permitted by Virginia Department of Health.
