Project Overview
From playing ball in their high school days, two Hanover County men dreamed of sharing their experiences and love of baseball with many other young people. Thus was the impetus for the Virginia Sports Complex. Resource worked with the client to provide environmental permitting, surveying and site design for a 40,000 sf training facility and 8 ball fields. The remainder of the property has been master planned for additional recreational development.

Resource provided topographic and boundary surveys of the parcel, created the master plan for this site and helped gain rezoning approval for the project. Following County approval, Resource designed the site and utilities for a 40,000 sf indoor training facility, a concession stand/observation tower, 4 baseball fields, 4 softball fields and parking lots around the property. Resource also obtained wetland permitting for four separate road crossings.
As part of the design, stormwater is collected in a lined basin and in underground facilities around the outfield edges. This runoff is used for summer time watering of the turf fields.
Due to the rural nature of the area, Resource designed a sanitary septic and drainfield system to accommodate the large crowds anticipated during tournament play.
With traffic volume on U.S.1 at 6000 vehicles per day, it was necessary to design and coordinate the entrance permit with the Virginia Department of Transportation. The entrance involved widening U.S. 1 to provide a left turn storage lane in the center of the highway for northbound left turns. Including transitions from the existing four lane undivided highway, the total highway widening was about 1500 feet in length.
